Unaccompanied employees can find housing through the Office of Unaccompanied Housing. Unaccompanied personnel in the E1-E3 and E-4 grades who have served less than three years are eligible for unsubsidized accommodation. Each pilot is provided with a private bedroom, furniture, linens and cleaning supplies. In most cases, you will be assigned a room in the residence halls reserved for your unit in order to maintain the integrity of the unit.

Base Housing is a public-private partnership with Grand Forks AFB Homes. The Navy manages your housing application and waitlist. Privatized's managing partner is responsible for managing lease signing, property management and meeting residents' needs.

Housing demand is growing at Grand Forks Air Force Base, but the number of available homes is not keeping pace.

Of the 577 homes on the base, all but one is under repair. Unaccompanied military quarters have also accommodated 319 of the 344 people.
The housing shortage comes at a time when Aadhaar may be considering a new mandate that could increase staff numbers by as many as 200.
The influx of new hires for the current Global Hawk mission will be easily absorbed by the community when it comes to finding housing, said Terry Henson, executive director of the Grand Forks Housing Authority.
"The concern is that we are not ready to accept more people into the community," he said.

"Part of the increase is due to the expansion of our tenant partners, which is expected to increase next year," said Lt. Col. John Winkler.
However, Winkler said the base won't be getting additional capacity anytime soon. This is because the current housing supply in the Bays exceeds demand as determined by the Housing Demand Market Analysis Unit in 2010.
"The 2010 Housing Needs Market Analysis Update assessed the local private sector housing capacity to meet the projected needs of our military families," Winkler said.
The study indicated that a 394-unit base is required for military family housing needs. The base currently has and will maintain 547 relatively new units due to housing needs from previous missions, Winkler said.

Total military housing needs are based on a five-year planning period beginning in 2009 and ending in 2014.
In the report, as of 2014, the base was estimated to support 2,136 people with approved housing — including 1,192 military dependents and 653 unaccompanied personnel.
If Aadhaar gets a new assignment, a new housing market analysis may be called for, Winkler said.
According to the 2010 U.S. Census, more than 2,300 people live on the base. Those who choose to live on base don’t pay rent because they lose their basic housing allowance — money provided by the military to pay for housing.

BAH is based on geographic duty location, pay scale, and dependent status. According to 2012 BAH data from Grand Forks, the lowest-ranked employee with dependents received $867 a month, while the highest-ranked employee received $1,917.
At the same time, the available housing stock was highlighted as one of the positive attributes of the site when considering the new mission.
Base Commander Colonel Timothy Bush, Senator. “Our facilities are the best in the Air Force,” Rep. Kent Conrad (D-ND) said at a recent base retention committee meeting.
Bush also noted that the base's 547 homes were built between 1997 and 2006. The remaining 30 homes were built in 1964 and renovated in 2001, according to Winkler.

Other homes, built in 1964, are scheduled to be demolished in the next few years due to high renovation costs.
Aadhaar's population has fallen by more than 50 percent since 2000, and military jobs have fallen by 39 percent since 2004.
Since 2000, a total of 1040 households have been demolished. Over the past 10 years, housing inventory has shrunk from 1,462 to 833, with 286 more planned for demolition, according to Winkler.
Of the remaining homes offered by the site, 238 are duplexes, 12 are quadruplexes, and 53 are single-family homes.

As demand for housing continues to rise, employees may have to wait months to find a spot on base, Winkler said.
